So you've been trying to sell your home but haven't had any luck. So far, the market has been favorable for sellers but we are still seeing some homes on the market longer than usual…why is that?

If this is your current situation, you are probably getting frustrated. But don't give up just yet! You can do a few things to sweeten the deal and make your home more attractive to buyers.

In this article, I will give you three tips on how to combat a house who has spent one too many days on the market.

The first tip would be to review your listing. 

Your starting point would be to look at your listing and see if there's anything you can change to make it more appealing. This could be as simple as adding better photos or changing the description. Remember, an online listing will be a prospective buyer’s first impression of your home - so make it a good one!

If you have any flexibility on the price, now would be the time to include a price reduction. Buyers are looking for a good deal, so the lower the price, the better.

The second tip is to make some changes to the property itself. 

If you want to attract buyers, you may need to work on the property itself. This could be anything from paint touch-ups to more significant renovations like replacing carpet in the bedrooms. Of course, lowering the price will make your home more appealing, but some physical changes will make it even more so.

The third tip is to offer incentives.

Incentives are a great way to get people interested in your home. For example, you could offer to pay closing costs, throw in some kitchen appliances, or even provide a “use as you choose” allowance. 

Whatever you do, make sure it's something that will entice buyers. Your real estate agent should be able to guide you on what kind of incentive would work best in your situation.
